Tenant FAQ

How do I pay my rent?

Rent is paid through our secure tenant portal. You can set up ACH bank transfers (free) or pay by debit/credit card. Payments are due on the 1st of each month, with a grace period through the 5th.

How do I submit a maintenance request?

Log into the tenant portal and click "Submit Maintenance Request." Please include photos if possible. Emergency repairs (no heat, major leak, safety hazard) can also be reported by calling us directly at any time.

What is considered a maintenance emergency?

Emergencies include: no heat in winter, major water leaks, broken locks or security issues, gas leaks, electrical hazards, and flooding. For emergencies, call (310) 293-4636 immediately.

Can I have a pet?

Pet policies vary by property. Your lease will specify whether pets are permitted. If allowed, there will typically be a pet deposit and/or monthly pet rent. Never bring a pet into a property that doesn't allow them.

How do I request a lease renewal?

We'll reach out 60 days before your lease expires with renewal terms. If you'd like to renew before then, contact us and we'll start the process early.

Who do I contact if I have a problem with my unit?

For non-emergencies, submit a request through the portal or email Info@SummitInternationalRealty.com. For emergencies, call (310) 293-4636 directly.

How do I get my security deposit back?

Your deposit will be returned within 21 days of move-out (per California law), minus any deductions for unpaid rent or damages beyond normal wear and tear. A detailed itemization will be provided.

What does 'normal wear and tear' mean?

Normal wear and tear includes minor scuffs, small nail holes, carpet wear from foot traffic, and fading from sunlight. Damage like large holes in walls, stains, or broken fixtures is not considered normal wear and tear.
